Land access and coastal scenery near Mandalika and Tanjung Aan, Lombok

Mandalika Lombok & Sumbawa guide

Use a location-first checklist to test whether a Mandalika site fits a villa, surf stay, boutique resort or longer-term investment.

Mandalika and the surrounding South Lombok corridor attract buyers who are interested in tourism, hospitality and long-term land holdings. The strongest decision is rarely based on a single headline such as “near the circuit” or “close to the beach”. It comes from comparing access, permitted use, infrastructure, title and total project cost.

1. Map the location in practical terms

Record the actual route to the land, not just a straight-line distance. Check how long it takes to reach Kuta, the airport, a main road, beaches, shops and emergency services. A short distance on a map can become a long journey during rain, traffic or road works.

Ask whether the location has reliable road access throughout the year. Note road width, turning space, drainage, slope and the point where the public road ends. If access crosses another parcel, ask your adviser to verify the legal right of way.

2. Match the land to the intended use

Write down the project you are considering: a private villa, a small guesthouse, a restaurant, staff accommodation or a larger resort concept. Then verify the relevant zoning and local requirements before assuming the land can support that use.

  • Is the intended use consistent with the local plan?
  • Are building setbacks, height or density restrictions relevant?
  • Will an environmental, tourism, road or coastal approval be needed?
  • Can the project connect to power, water, drainage and waste services?

3. Check the title and boundaries

Request the available land documents and compare the registered owner with the seller. An independent survey can verify the boundary, area and neighbouring parcels. Check for mortgages, disputes, inheritance issues, unpaid taxes or restrictions before making a payment.

4. Budget for infrastructure

A plot that looks affordable can require substantial work before construction. Estimate earthworks, retaining walls, access improvements, power connection, water storage, septic or wastewater systems, rainwater drainage, fencing and site security. Include professional fees, taxes, design, permits and a contingency reserve.

5. Visit at more than one time of day

Visit in the morning and afternoon to understand sun, wind, traffic and nearby activity. Look for standing water, erosion, unstable slopes, rubbish, noise and informal access. Speak politely with neighbours and record what you learn without treating informal statements as legal proof.

6. Treat market forecasts as scenarios

Tourism growth can create opportunity, but it does not guarantee a return. Test conservative, realistic and optimistic scenarios for construction cost, occupancy, rent, resale time and currency movements. If the project only works under the optimistic scenario, the land may be too expensive for your risk tolerance.

7. Keep the offer conditional

Before a deposit becomes non-refundable, agree in writing on the due-diligence period, document access, survey, title review, payment milestones and refund conditions. Use an independent professional who represents your interests.

For current opportunities, review a Mandalika-area listing, then compare it with the wider land catalogue. You can ask our team for the listing information while keeping the legal and technical checks independent.

Buyer note: Travel times, zoning labels, prices and future development statements must be independently verified for the specific parcel.
