Start with the guest or resident experience

Describe how people will arrive, park, sleep, eat, relax and leave. A quiet hillside plot may offer privacy but require a shuttle or difficult luggage access. A roadside parcel may be convenient for a business but need stronger noise, privacy and safety planning.

  • How many guests, staff and vehicles will the site support?
  • Is there space for parking, service access and deliveries?

Check the site layout and topography

Measure the usable building area rather than relying on the headline land size. Slopes, waterways, setbacks, trees, access routes and drainage can reduce the practical footprint. Ask an architect or engineer for an early concept plan that includes circulation and services.

Verify access and utilities early

Hospitality projects need dependable power, water, wastewater treatment, internet, waste collection and emergency access. Confirm how each service reaches the land, how much it may cost and who maintains it. A project that relies on a narrow access track or a seasonal water source may need a different design and operating plan.

Review planning and operating requirements

Confirm the intended commercial use, building permissions, environmental considerations, tourism requirements, signage, parking and local operating rules. The fact that a neighbour runs a guesthouse does not automatically mean a new project has the same permissions.

Model the business before buying
