A useful land agent should help you understand a property’s location, documents and next steps without pressuring you to ignore due diligence. The questions below make early conversations more productive and help you compare several listings fairly.
Questions about the land
- What is the exact land size and how was it measured?
- Where are the boundaries, and is there a recent survey?
- What is the topography, frontage and legal access?
- Are there buildings, tenants, crops, easements or neighbouring claims?
- What utilities are available at the site?
Questions about ownership and documents
Ask who is recorded as the owner, how the seller acquired the land and which documents are available for review. Ask whether there are mortgages, inheritance matters, unpaid taxes, disputes or other consents. The agent may not be the person who can legally answer these questions, so request permission for an independent notary to review the file.
Questions about use and planning
Describe your intended use and ask what information supports the proposed zoning or development potential. Ask which local authority or professional can confirm the permitted use, setbacks, building requirements and environmental conditions. Do not rely on phrases such as “suitable for resort” without written verification.
Questions about price and payment
Ask how the price was calculated, whether it is negotiable, which costs are separate and who receives each payment. Request a written reservation or offer document that identifies the parcel, conditions, due-diligence period, refund rules and payment milestones. Never allow urgency to replace document review.
Questions for an overseas buyer
Ask the agent to recommend that you take independent legal advice about the available ownership or use structure. A responsible conversation should include eligibility, term, renewal, control, tax, compliance and exit questions. Be cautious if someone promises a risk-free nominee arrangement or a guaranteed return.
Questions after the viewing
Request a folder containing the listing sheet, map, photos, documents, price, contact details and answers to open questions. Keep an evidence log with dates and names. Compare the folder with the title review, survey and utility advice before you decide.
