Organise the records and professional checks needed to compare the seller, title, boundaries, access, taxes and encumbrances.

Documents are the foundation of a land purchase. A listing description, map pin or seller explanation can help you find a property, but it cannot replace a proper review of title, ownership, boundaries, access and transaction authority.

This checklist is designed to help overseas buyers organise questions. An independent Indonesian notary, lawyer and surveyor should review the actual documents and parcel.

Ask for the basic document set

Request readable copies of the land document, seller identification, tax information, any available survey and documents showing how the seller acquired the land. The exact documents depend on the title and transaction, so ask your adviser what is required rather than relying on a generic list.

Confirm the seller has authority

Compare the registered owner with the person signing the agreement. If there are multiple owners, an inheritance, a company or a power of attorney, verify who must consent and sign. Do not send a deposit to an unrelated account without professional advice and a clear written agreement.

Check encumbrances and disputes

Ask the notary to review mortgages, liens, restrictions, disputes, unpaid taxes, inheritance claims and other matters that could affect a transfer. A clean conversation is not the same as a document check. Make sure the proposed transaction explains how existing issues will be resolved before payment.

Survey the boundary on the ground

A survey helps compare the document area with the land you can actually see. Walk the boundary with the surveyor and note roads, rivers, fences, buildings, cultivation, beach areas and neighbouring claims. If the advertised size differs from the measured size, stop and ask how the price and contract will address the difference.

Check whether the property touches a public road or relies on an access route over another parcel. Ask for evidence of a right of way, width, maintenance responsibility and vehicle access. A narrow informal track can materially change the value and development cost.

Review taxes and completion steps

Ask which taxes, registration fees, notary charges and other costs apply to the proposed transaction and who pays them. Confirm the completion sequence: document review, agreement, payment milestones, registration, handover and release of any conditions.

Use a written due-diligence log

Keep a table showing each question, the document or professional who answers it, the date, and whether it is complete. This is especially useful when comparing several properties across Lombok and Sumbawa listings.
