Photos and maps are useful for creating a shortlist, but a site visit reveals the practical facts that influence a land purchase. Overseas buyers should arrive with a written checklist, enough time to walk the boundary and an independent adviser when the decision becomes serious.
Bring the right information
Take the listing, map, document copies, a measuring app or tape, notebook, phone charger and weather-appropriate shoes. Ask the seller to identify the proposed boundary and access route, but do not treat that explanation as a survey.
Walk the access route
- Where does the public road end?
- Can a car, delivery vehicle and emergency vehicle reach the site?
- How wide are bridges, gates and narrow sections?
- Who owns and maintains each part of the route?
- What happens during heavy rain?
Inspect the land itself
Look for slopes, low points, drainage channels, erosion, rock, trees, rubbish, informal cultivation and neighbouring structures. Photograph the view from likely building areas and note sun, wind, noise and privacy at different times.
Compare the boundary with the documents
Record visible fences, markers, roads, streams and buildings. Ask the surveyor to confirm the boundary and area. If the seller points to land that is not clearly inside the document boundary, mark it as an open question.
Check utilities and services
Ask where power, water, internet and waste collection would come from. Look for nearby poles, pipes, wells or tanks, but request written confirmation from the relevant provider. Identify the nearest shop, clinic, school, fuel station and construction suppliers if those services matter to the project.
Speak respectfully with neighbours
Neighbours can provide useful context about access, water, flooding and local activity. Listen carefully, record names and dates, and then ask your notary or surveyor to verify important statements. A friendly conversation is evidence to investigate, not a substitute for documents.
Leave with an action list
After the visit, write three columns: confirmed, uncertain and unacceptable. Attach photographs to each question. Request missing documents, a survey, utility advice and a written transaction proposal before making a binding payment.
